FREDON TOWNSHIP LAND USE BOARD
August 21, 2023
MEMBERS PRESENT: Andrews, Boland, Deitz, McCaffrey, and Passafaro
MEMBERS ABSENT: Boyle, Conklin, Erb, Lazzaro, Prommel, Rome, and Wilcox
ALSO PRESENT: Mr. David Brady, Esq
Mr. Boland called the meeting to order at 7:02 P. M. with the statement that this meeting is in compliance with the Open Public Meetings Act, Public Law 1975, Chapter 231, Sections 4 and 13, as advertised by Annual Notice in The New Jersey Herald. If the applicant is a partnership or corporation, an attorney must represent it. No new applications will be heard after 10:00 P. M. No new testimony will be heard after 11:00 P. M.
Mr. Glenn Deitz was sworn in as a re-appointed member of the Land Use Board by Mr. David Brady.
Mr. Boland invited all present to participate in the salute to the flag.
MINUTES
Mr. McCaffrey moved acceptance of the minutes for the July 17, 2023 meeting as posted and waived reading. Mr. Passafaro second. Roll call vote: In favor, Passafaro, McCaffrey, Andrews, and Boland. Opposed: None. So moved.

None
CONTINUATION OF CASES
Khalil Alijla, LLC Application #531-2023, Block 1402, Lot 2.01, Preliminary and Final Site Plan, Use Variance and Bulk Variance
Mr. Brady announced that this application is being carried to the September 18, 2023 without further notice.
HEARING OF NEW CASES
Betsy Dolinko Application #532-2023, Block 1001, Lot 20, Bulk Variance
The applicant failed to show up at the meeting. Due to insufficient notice to property owners within 200 feet, Betsy Dolinko application #532-2023 was moved to the September 18, 2023 meeting, pending proper notice. Mr. Brady confirmed that the legal notice published in the NJ Herald was sufficient and will be preserved and carried to the September 18, 2023 meeting. Mr. Brady will send a letter to the applicant detailing the notice requirements needed to proceed with the application.
OTHER BUSINESS
None
Mr. Boland opened the meeting to the Public. No public comment. The meeting was closed to the public.
LIAISON REPORTS
Township Committee
Mr. Deitz reported that the Township Committee is still in the discussion stage on a Bond ordinance for unfunded mandates. Mr. Boland asked the status of the Solar and In-law suite ordinances. Mr. Deitz stated that the Committee is planning to make some adjustments to the in-law suite ordinance before sending it back to the Land Use Board for review and approval.
Environmental Committee
No representation. No report.
There being no further business before the Board, a motion was made to adjourn at 7:12 P.M. All in favor. So moved.
