Fredon Township Landlord Requirements

Under N.J.S.A. 46:8-27 and N.J.S.A. 55:13A-1, all landlords of residential rental dwellings in the State of New Jersey are required to register their rental units. For landlords who own three or more residential units in a single building, the registration is processed through the Department of Community Affairs (NJDCA).

Due Date: January 31, 2024 and then annually January 31st.

1. Annual Registration and License Requirements (single- and two-family dwellings)  [multi-family dwellings register with the NJ Department of Community Affairs Bureauof Housing]

2. Certificate of Habitability (Smoke certification)- initial occupancy and change of tenant.  Short-term rentals, such as Vrbos or Airbnbs, are required to have an annual smoke detector compliance inspection to be scheduled each December.


3. Proof of Liability Insurance (*new State Law) covering each rental dwelling unit for negligent acts or omissions in an amount not less than $500,000 combined property damage or bodily injury or death

(multi family and owner occupied $300,000)


4. Valid current Lead-Safe Certificate (*new State Law) for dwellings constructed prior to 1978. Fredon Township dwellings require a "visual inspection" - every three years or change of tenant.
